The key to selling your home is being in touch
with the pulse of the marketplace. The
cornerstone of successful listings and sales
is being educated to the actual value of the
property for sale. THIS IS NOT ROCKET
SCIENCE!
If you are fair in what you ask of the
market to do for you... the market will
respond fairly in kind! REMEMBER.... MOST
BUYERS KNOW THE MARKET BETTER THAN YOU DO!!
Most Buyers have been "looking" for up to
six months or even more! When they
graduate into the "buying" stage, they are
truly educated and they buy within a month
or so. They see the next one that fits their
needs and they "GO" for it.
There are two types of listings in the
Multiple listing service.... The first type
of property is the home that is priced near
to actual value. This house is actually ON
THE MARKET! It will sell long before the
other homes which are anywhere from 5 to 10
or 15 percent overpriced. It is almost fair
to say that these houses are NOT on the
market at all. Indeed, they are not
marketable because they are overpriced.
When I conduct a Comparative Market
Analysis for your home, I'll demonstrate
clearly and unequivocally what your home is
worth in the current market place. If you
are priced within 2.5 to 3 percent of the
actual value of your home, the market will
respond favorably to your asking price and
the sale will complete in a timely manner. I
can help you place your home under contract
within a month and you can avoid all the
inconvenience of repeated showings and
daily preparations for your dream buyer who
never seems to show up!
In return for pricing your home in
accordance with the reality of the current
market, I offer my Seller clients a most
competitive commission structure. Real
Estate Commissions are a function of the
long and odd hours that the real estate
community invests in keeping the "real
estate store" available for the consumer to
place their house in when they are ready. If
I believe that our agreed price is realistic
enough to entice a fair sale in a reasonable
time, I will take your listing on a short
term basis for a very competitive
commission.
